Pattaya

Walking Street and the entertainment district are what Pattaya is famous for — but they are not where Australian long-stay residents or retirees base themselves. The areas Australians choose are Jomtien Beach (south of central Pattaya, quieter beach, less nightlife density, lower rents) and East Pattaya / Soi Khao Noi (inland, expat residential suburbs with houses, gardens, and a suburban feel that many Australians find comfortable). The two communities barely overlap in daily life.

Proximity to Bangkok: Pattaya is 150 kilometres from Bangkok Suvarnabhumi airport — approximately 1.5–2 hours by road. For Australians who fly frequently, this is the best Bangkok access of any Thai beach destination. Affordable cost of living: Pattaya consistently ranks as one of Thailand's cheapest cities for expats. 1-bedroom condo from 7,000–15,000 THB/month. Large English-speaking community: Pattaya has one of the largest English-language expat communities in Thailand — Australian, British, Scandinavian, and American communities are all well-established with clubs, associations, and social infrastructure.

Bangkok Hospital Pattaya (Sukhumvit Road, central Pattaya) is the leading international facility — JCI accredited, English-language administration, direct billing with major insurers, and full specialist capability including cardiology and orthopaedics. Pattaya Memorial Hospital and BPH also serve the expat community. For the most complex procedures, Bangkok (1.5 hours) remains the fallback.

Jomtien Beach is where many Australian retirees end up after initially settling in central Pattaya. Calmer beach, better swimming conditions than Pattaya Beach, good local restaurant strip along Jomtien Beach Road, and a noticeably quieter atmosphere. Rents: 1-bedroom sea-view condo from 10,000–20,000 THB/month.

The Pattaya Immigration Office (Soi 5, Pattaya 2nd Road) handles all Non-O-A annual extensions, 90-day reporting, and TM.30. Generally considered one of the more efficient offices in Thailand — shorter queues than Bangkok's Chaeng Watthana.

1-bedroom condo (Jomtien): 8,000–18,000 THB/month. Local Thai restaurant meal: 60–200 THB per person. International: 300–700 THB. Monthly groceries (couple): 7,000–13,000 THB. Total monthly budget for a comfortable retired Australian couple: 60,000–100,000 THB (approximately AUD 2,650–4,450).
